Analyst I - Real Estate Tax Administration


To effectively perform, with limited supervision, a variety of administrative tasks associated with the Primary Servicing commercial real estate tax and escrow obligations and related compliance responsibilities.


Key Responsibilities:




Facilitate the timely, efficient and accurate posting of tax disbursements.  Achieved through performing research as needed to identify upcoming taxes for escrowed loans, escrow shortages (resolved prior to the tax due date), and appropriate completion of subsequent follow-up through timely escrow analyses and, for non-escrowed loans, through performing appropriate confirmation of tax payment.



  • Monitor property tax status for real estate loans being serviced
  • Request tax bills and ensure there are sufficient funds in Escrow
  • Monitor delinquent taxes to ensure proper handling and provides notification to Asset Managers
  • Recommend new processes that will improve efficiency and quality of services
  • Manage workflow and process to determine appropriate course of action
  • Maintain productivity metrics associated with the process, as required and identified
  • Document all research/communication information on servicing system
  • Keep manager updated of issues, problems and production flow
  • Perform all duties as assigned and follow the current procedures with each of the respective portfolios
  • Research account statements (or other discrepancies) regarding the payment of taxes
  • Accurately reviews invoices for completeness and compliance with financial policies, procedures and contractual requirements
  • Process invoices into accounting system   
  • Assist / prepare annual escrow analyses for assigned portfolios
  • Assist as necessary with audits, attestation reviews and compliance testing
  • Other duties as assigned

  • Excellent reading and comprehension skills of varied and complicated loan agreements
  • Analytical skills to understand complex commercial loan structures and financial statements

Computer Skills Requirements:

  • MS Office and Outlook
  • MS Excel – intermediate to advanced
  • Specialized Mortgage Accounting Software – experience with multiple systems
